      • Well the news on the Root Canal just keeps getting better, found out today I have bugger all left of my health fund's dental allowance. If only my health fund operated on financial years rather than calender ones!

        • I went down to my local SES unit last night - I wanted to find out more about volunteering including levels of commitment, what they did, how the call out system worked, etc. I had called in advance and been invited down.

          To be honest they put me off the whole idea. The manager was very full of his own importance - I believe he was relatively new to the role which might explain it. Apart from asking why I was volunteering he didn't ask anything about what I might like to do. When I said I was well qualified in First Aid (Senior & Advanced First Aid, Advanced Resuscitation and Remote Area First Aid) he asked if I was a trainer and when I said no he completely dismissed that.

          He said how there were four groups, one of which was Comms and they were very light on Comms people. He then started introducing me to people saying that I was joining the Comms group from next week - I never said I would do that plus he still hadn't told me anything about commitment or call out! I was then handed over to the senior Comms guy who showed me around the unit for five minutes (including the Comms room where they would expect me to be) and then said they had a practice exercise about to start so he would see me next week to complete the induction. Still nobody had answered my original questions!

          I asked again about commitment and really only got half an answer. I asked how the call-out system worked and was told that most of their communication was through Facebook. When I said I'm not on Facebook the response I got was that they had one or two who weren't but his attitude said 'and they are a pain in the backside'.

          I know that Comms is vital in any organisation but being stuck in the office all the time wasn't really what I had in mind - I go to work for that. I was also surprised how you were expected to be there at certain times and if you had something planned for any particular day you had to let them know and arrange someone else to cover - I had thought it would be like the volunteer fire people I know who get an SMS and attend if they can but don't if they can't.

          • Fianlly after 2 weeks we had our "emergency" tribunal hearing to get rid of our tennant (she murdered her housemate in our house for those that haven't caught up with the details). Well as is usual the landlord has no rights whatsoever and the tennant has all the rights in the world. We have to give her another week and a half to come up with the over 2 grand she now owes us in rent, not sure how someone with no money, no job, and is in custody on a murder charge is going to do that when she couldn't pay when not in jail

            If she pays we cant kick her out! FFS what does a tennant have to do to get kicked out?

              • Land lording stinks. But then so does being a reasonable tennant! When we were in neverland we rented our place out for 3 years and rented ourselves for the same period. As we were as far away from our house as is physically possible in this place I didn't do inspections and relied on the agents. (spit here) (more than once) A series of tennants passed through under the same lease and when we arrived home we discovered that they had fitted a satellite TV receiver on the roof, used an industrial refrigerator which meant running pipes the length of the house to the garage and thus punching holes through about 6 cornices and the outside brick wall. Then the refrigeration unit was bolted onto the floor of the garage so several holes and anchor bolts left. The 'man' of the house used the second bedroom as a study. Didn't like the light blue paint and wall paper that was put in for our then 1 and 3 year old boys and subsequently painted the whole lot with white paint and a broom to get that don't give a shit effect. Removed the door to the study which was never found again. Destroyed most of the carpet and curtains. Cracked windows. Damage to walls, floors and ceilings from moving furniture and God knows what around. Holes in walls too, forgot about those. Wood heater had been cranked up so high it was destroyed. And to cap it all of the agent didn't make any comment on the state of the grounds or gardens so everything badly overgrown including a dam which was filled from end to end with reeds and other water weeds. So it cost me a small fortune I couldn't afford to clean it all up. The dam alone was about $5k with dumping fees. When confronted the new agent rep would break down and cry and start wailing about her husband leaving her and all the stress, health issues etc etc. Until I saw her quickly dry her eyes and put on more make up to meet another 'client', no evidence at all of the previous histrionics. So that tactic worked precisely once. Added to that was our experience renting that same period. The house had been thrown together with the cheapest stuff the owner could find including 4 different styles of roofing material. The septic system was a recycled unit and failed (filled up and then fell to pieces when pumped out) about 4 months into the lease. Obviously our fault according to the owners. Leaking taps, cracked driveway that was barely 50mm thick on sand etc etc. The electrical wiring had to be seen to be believed and blew fuses whenever it rained (also our fault).

                That was nothing compared to what you have had. Feel your pain and hopefully sorted as soon as possible.

                • Well not gettting rent and still having to pay the mortgage would be an issue if we were in it for the money, but like all landlords we are only in it; to do our part to help others who haven't the opportunity to work like a slave for years on end to get their noses in front. And as every tennant knows, all landlords are rich and have money coming out of their ears, so missing rent payments doesn't affect landlords!

                  OH and as it was I had to jump up and down and carry on to even get the hearing today, originally it was sheduled for next Friday.

                  The funny (well not really) thing is that she is worried about having a home to come back to? who is going to pay the rent for the next 10 or 20 years until she gets out? Although it was all just a tragic accident that he got stabbed........... in the back

                    I've been partly in your shoes before, cost us $10K just to make the place liveable after our tennants moved out and became the housing commission's problem. So much for our agent who happily collected his commission for collecting the rent (which was nearly always late) but never reported any issues with the state of the place. We sold the place after that, bugger being a landlord!

                        • When you can't be bothered cooking so you go down to buy some chook from Chicken Treat in Bunbury and end up with internal burns from the caustic soda that was mixed in with the salt on your chips.

                            • Don't know what it is but every job I do ends up taking heaps longer because I have to do some other unknown thing along the way to make it all work. Started when I was working on my mates Challenger and camper but has migrated to the last few jobs I have done at home. Today's effort...

                              Going on a hike and trail ride tomorrow and since I haven't ridden my mountain bike for a while I thought I would give it a look over. No problems. Having decided to do bicycle work I changed out #2 sons brakes for newly acquired upgrade replacements. Picked up some on a forum. When they arrived the hoses were stupidly short so I picked up new hose. Easy job, maybe 30 minutes to remove old hoses, cut and fit the new hoses and bleed the brakes. Except numb nuts (the previous owner) had tightened the hoses on the front lever so much that the olive was jammed in the lever. The steel nuts were rounded, probably with a shifter instead of an 8mm spanner, screwed into an aluminium lever body. Shimano specs only 6 to 8 Nm these were so tight i couldn't move them with an 8mm ratchet spanner, so a bit of extra leverage and the nuts loosened. Thank God for good quality tools. Then I broke the hose pulling it out. So now I have a small tail of plastic hose, a wedged brass olive and tail in an aluminium lever. To drill or not to drill. No choice. Drilled it very carefully gradually going up in drill sizes until I removed the hose and tail. This released the pressure on the olive and I was able to get it out. No damage. Woo hoo! Cut and fitted new hose and fittings and front brake done. Rear? Similar but not as bad until I went to remove the reservoir cover and both screw heads are completely stripped. So another 10 minutes with the Dremel to cut a groove so I can use a blade screwdriver. Ok done, new screws. Brakes bled. Sweet.

                              Then a phone call. Have you got a spare helmet, yep, spare bike, ok I'll take #2s as well. Except I was taking my bike in my car with the wheels off. It is ok I'll grab the Prado and bike rack. Umm no you won't, the Prado isn't available. Ute then. But the rack hasn't been fitted on the ute yet. Quick check and the towbar has a plate welded across the back so the rack won't go in far enough to line up the holes. Hmmm, ok set up the drop saw and lop 15mm off the end. Ok. Now the bloody trailer plug won't reach because the plug on the ute is on the opposite side (rack takes 3 downhill bikes so i have wired up lights to keep Plod happy) CRAP! So undo plug, solder an extension, heat shrink etc etc. Finally done. All working. Check fuel gauge. BLOODY EMPTY.

                              It's ok I have taken my medication now. And the jacket fits fine even if the sleeves are on backwards.
